The big day has finally arrived! After a series of negotiations and acceptance of the tender offer, which is now ready to accept the keys to your new home and move in. But wait! There are certain things you need to do before you can claim your new home. There are outstanding issues that need to be careful of what you can live happily ever after in their new home.

These things will be treated accordingly, on the day of closing. Here, a summit will take place such that you and the seller may be responsible for finance and sign the papers.

There are two main activities in the closing day. This is the signature of documents and the solution of finance. To understand more, read the following sections.

Contract Document

During closing, the seller and the buyer will to sign tons of papers. Both parties should understand the contract before signing. In case of doubt, all you do is ask. There are other parties involved in this transaction ie, the lawyer, real estate agents, the security agent, representing the title company and lender. Therefore, all questions will ensure responses in cases of vague statements.

The following is a list of documents that are present at closing:

 • Liquidation Real Estate Procedures Act (RESPA) – This document contains all the closing costs and procedures involved in closing.
 • Truth in Lending Disclosure Statement (TIL) – This is a document required of banks to provide their lenders in order to disclose the elements involved in making a loan, as well as its cost.
 • HUD-1 Form-This form is used by the closing agent, to disclose all fees involved (for both buyer and seller) at the closing of the transaction.
 • Simple Mortgage Note, the note.
 • "This Deed of Trust be used as a guarantee for the mortgage if the borrower does not meet the loan conditions.
 • Warranty Deed
 • Certificate of Occupancy

Finance Solution of

Before the closure ends, finance involved in the purchase should be taken care of. It may be the signal given by the buyer to the seller or agent. The partial payments shall be supported closing costs, but others must be resolved. However, the buyer must be prepared to pay these items, since they are made in advance. It is usually paid in cash or cashier's check.

Some states require the closure of custody, which means that a third will be responsible for all documents and before disbursing payments to the appropriate people. For some, the lender or attorney may be appointed to perform the duties of an escrow agent.

All closing costs is reflected in the forms of settlement. Common elements found are:

3. Insurance for the mortgage, type of risk insurance premiums and Flood Insurance

When all conditions of the agreement is fulfilled, you will leave with the keys and copies of documents proving their ownership. And all you have to do is wait until the moving day, then you can enjoy a new life with her new home.
