    How do you deal with agent greed, and your not being licensed, when talking about splitting the option consideration? A lot of agents seem to really balk once they realize you aren’t an end buyer but are a profit-seeking business.

    What I do is find my buyers first and build a buyers list,i’ve gotten homes from real estate agents before but i prefer finding my sellers in the legal section of the news paper,notice of defaults,these sellers are the most flexible,I negotiate in my lease contract to buy the home for the mortgage balance at any time during the lease,this way while my tenant pays down the morgage i can build a bigger profit spread,I live in california where investing can be hard,I’ve made $73,000 in 4 months

    what would you recommend for an investor from a city like Manhattan, where it is very hard to find lease options.

    my plan is to start my own “WE BUY HOMES” within a few weeks..

    never put 5% down or nothing like that on a lease option
    I usually carry a $1,000 cash use it
    then ask for 2 or 3 months free to fix it up
    and clean it up
    then asked the people you lease it to to do the work

    I’m looking to do lease options cause my credit is in bad shape for the moment..But I don’t have my own contract to work with, and I would like to deals on property thats not on the high end ….
